Converting Under House Storage
Into A Liveable Space

Taking an open-air, under-house storage space and tired laundry and converting it to a second living room plus modern bathroom/laundry. And all in less than 2 months!

The Brief

With a growing family, our clients decided it was time to better utilise the existing space within their home. They were looking to expand their living space and add another bathroom to their home without having to extend up another level.


Cleverly, they chose to use under-utilised storage space under the house and an existing laundry room that was in dire need of an upgrade. Read on to learn more about how we went about converting under-house storage into a liveable space…

Project Description

This client wanted to construct a living space as per their DA-approved plans and renovate an existing laundry to create a combined bathroom/laundry with ample storage. We set about converting the under-house storage into a liveable space.


Living Room

We began by enclosing the open-air space with external fibro cement wall cladding and insulation to all external walls, ensuring warmth in Winter and coolness in Summer. We installed bi-fold windows and doors to (what was to become) our client’s brand-new second living space.


Next, we adjusted all the electrical cables to cater for brand new downlights and installed appropriate power points throughout the room. We installed new plasterboard sheets on the ceiling and walls and painted them. Lastly, we laid brand new 600×600 mm floor tiles to finish off the room.


Bathroom / Laundry

Demolition was the first thing on the agenda – remove the existing laundry. After we removed the original fittings and fixtures, we adjusted the pipework to accommodate a new toilet, as well as a shower and a new location for the laundry tub.


A new entry was needed and once this was in place, we installed villa board sheets to the walls and put in a new plasterboard ceiling.


We added downlights that matched the new living room and an extraction fan – essential in a space such as this. We waterproofed with polyurethane waterproofing and, after various water-proofing tests, we installed the 300×300 mm floor tiles and 300×600 mm wall tiles.


All the plumbing items went in next, including the toilet, laundry wash-tub and a 10 mm thick frameless shower screen. Of course, no bathroom or laundry is complete without storage, so to complete the space, we installed custom-made cabinetry to suit.



The new living space, once originally an open-air storage facility, is now a comfortable, light-filled and practical living room, filled with natural light.


Our clients have fully utilised the existing space to make their home bigger and add value to the property by not only creating a second living space but also an additional full bathroom with laundry and plenty of storage.
